Davis County Home For Sale Trends in Utah

Utah Homes For Sale

Davis County home prices are down from last year by less than $2,000 on average. Homes sales are down slightly by 47 fewer homes sold. The average sold price for a Davis County home was $235,210. Current homes listed on the market constitute almost 10 months of inventory. Davis County homes that sold during the first half of the year averaged $91.09 per square foot. It is taking two months to sell a home that is market priced.

Davis County condominiums are selling for $657 more on average than last year. Condo prices are $69,000 less on average than  single family homes.  Condo prices in Davis County are slightly lower than the state condo average by $36,000. Condos are taking a lot longer to sell than single family homes, averaging 52 days longer.

Conclusion:  Low interest rates, great inventory and slightly lower prices currently favors buyers. The extended time to sell a condo in Davis County is likely to stimulate Sellers to accept less than their listing price.
