Selling Your Home in Utah—Open House Marketing

Are you considering selling your home in Utah? Increasing property values in Utah over the past two years has made selling property very enticing to home owners. You can begin the process by holding an open house.

Statistics show that open houses are one of the least effective methods to sell a home. In fact, only around 1% of homes sold on the market found their buyers through this marketing method. However, hosting an open house is a marketing tool that allows buyers and agents to see your home and allows you to gather important information.

Although an open house may not immediately result in the sale of your home, the valuable feedback concerning what makes your house attractive or what minor repairs or cleaning may be needed to attract the right buyer is crucial. Another advantage to an open house is that you get people into your home that can pass the information about your home to other prospective buyers.

There are a few basic steps to make your home as attractive as possible during the open house. Most steps are fairly basic, require little investment and can pay off big for your open house.

First, clean your home. Get a professional carpet steamer to improve the appearance of your floors. Remove all boxes and un-needed furniture. We tend to clutter our homes with all the things we accumulate over time. The more clutter you have, the smaller the home appears. Clutter tells the prospective buyer that there is not enough space for everything.

Remove all items that personalize your home. Family pictures, handicrafts and your cherished knick knacks tell prospective buyers “This Your Home.” Your goal should be to present your house in a manner that prospective buyers visualize the home as potentially belonging to them.

Place all prescription drugs in a locked container or cabinet. Remove priceless valuables from easy observation.

Second, make minor repairs and fix cosmetic problems. Neutral color paint can cover a lot of blemishes, both inside and outside of the home. Cover any “loud” paint schemes that may be in the home. The kitchen and bathrooms should be spotless. These two areas buyers inspect to get a feel for how the current owners took care of the home during their tenure. If these areas are dirty, the rest of the home will likely be seen as having received the same amount of attention.

Third, clean up the yard and entrances, especially the front door. Replace your old welcome mat with a brand new mat. If the front door has blemishes paint it. If the door knob needs repair, replace it with a new one. If there is worn carpet in front of the doorway, consider installing tile, wood or laminate flooring for the first several feet. Most new homes avoid placing carpet near the doorway. First impressions are very important.

Lastly, publicize your open house. Send invitations to your neighbors. Your neighbors will likely have family or close friends that they would love living nearer to them. They in most instances can sell your home better than you can. Get your open house information to as many people as possible. Again, even if they aren’t buying, they may know someone who is interested.

Ask your REALTOR to take down comments from your open house visitors. Correct the problems that surface so that they are not seen by future potential buyers. By fixing the issues soon after the open house, they will not become bargaining tools for buyers when they present their offers.
